THE SECOND HOME PATH
Resort towns die in September. Gdańsk doesn’t: philharmonic, universities, a working port and an airport with 60+ direct routes — 25 minutes from the beach. Your summer place stays alive in January.
Next door, Sopot has been the Baltic’s grand resort since the 19th century — Europe’s longest wooden pier, the Grand Hotel, pine-shaded villas. Two hundred years of summers.

THE RELOCATION PATH
Poland grew 3.6% in 2025, 3.5% forecast for 2026. Against the Netherlands 25.8% corporate tax, Poland offers 9% for small business and the „Estonian CIT” — 0% on reinvested profits. Founders do the maths quickly.
Day to day: excellent private healthcare at Central-European prices, international schools across the Tricity, and a cost of living that turns a Western salary into headroom.
KLM flies Amsterdam–Gdańsk direct, daily — door to door in an afternoon. 60+ direct European destinations from GDN.
05 — How buying works
Budget, districts, what a good week here looks like for you. English or German, no obligations.
A handful of addresses that actually fit — each with a live video viewing, not a slideshow.
We plan a single visit end-to-end. Or we arrange the entire purchase remotely — no flight needed.
Notary, sworn translator, lawyer, funds flow — coordinated by us, explained in plain English.
Utilities, furnishing, rental if you want it. You land in a working home, not a to-do list.
Our commission is paid by the seller — buyers pay us nothing. Beyond the price, budget roughly 3% all-in (2% transaction tax on resale, plus notary). One honest note: Polish banks rarely finance non-residents without local income — plan a cash purchase.
06 — Current listings
Every listing has its own full page — films and an investment analysis. Prices in EUR at the current NBP rate; the transaction is in PLN.

07 — Who you’ll work with
A two-person boutique with an unusual backbone: two decades of international design and tech work (99grit). Your single contact is the founder — fluent English, answers the same day.
We’re AI-native: filmed viewings, data-driven pricing, an investment analysis for every address. You’ll feel it in how fast and clearly you buy.
08 — Questions we hear
Yes. EU/EEA and Swiss citizens buy Polish property with no permits and no restrictions — identical footing to Polish citizens. (Non-EU buyers need a Ministry of Interior permit in the coastal zone — we assist with that too.)
Yes. Live video viewings and a fully remote closing are both possible — the entire purchase can complete without a single flight, and we’ll walk you through exactly how on a call. Most clients still come once; we plan that weekend end-to-end.
Roughly 3% all-in: 2% civil transaction tax (resale; new builds have VAT in the price), notary and land-register fees — and 0% agency fee, because the seller pays us.
Honestly: hard without Polish residence and income. Rates run ~6–8% and banks want local ties. Plan a cash purchase; where a mortgage is realistic, we’ll say so — not the other way round.
Gdańsk and Sopot carry strong year-round and seasonal demand. Every listing comes with an investment analysis, and we’ll connect you with vetted local management.
Poland ranks among the 30 safest countries globally (Numbeo 2026); homicide rates are among Europe’s lowest. The “walk home at midnight” feeling is the norm here, not the exception.
