Can EU citizens really buy without any permit?

Yes. EU/EEA and Swiss citizens buy Polish property with no permits and no restrictions — identical footing to Polish citizens. (Non-EU buyers need a Ministry of Interior permit in the coastal zone — we assist with that too.)

Can I buy without visiting Poland?

Yes. Live video viewings and a fully remote closing are both possible — the entire purchase can complete without a single flight, and we’ll walk you through exactly how on a call. Most clients still come once; we plan that weekend end-to-end.

What will the purchase cost me beyond the price?

Roughly 3% all-in: 2% civil transaction tax (resale; new builds have VAT in the price), notary and land-register fees — and 0% agency fee, because the seller pays us.

Can I get a Polish mortgage as a foreigner?

Honestly: hard without Polish residence and income. Rates run ~6–8% and banks want local ties. Plan a cash purchase; where a mortgage is realistic, we’ll say so — not the other way round.

What about renting it out while I’m away?

Gdańsk and Sopot carry strong year-round and seasonal demand. Every listing comes with an investment analysis, and we’ll connect you with vetted local management.

Is it actually safe?

Poland ranks among the 30 safest countries globally (Numbeo 2026); homicide rates are among Europe’s lowest. The “walk home at midnight” feeling is the norm here, not the exception.
