Property on the Polish Baltic coast: Gdańsk, Sopot — or a resort town?
Five hundred kilometres of coastline, a dozen resort towns, one metropolis. Buying on the Polish Baltic starts with a location decision — and it matters more than any single property.
The trouble with resort towns
Resort towns are seductive in August and honest in November: the promenade closes, the restaurants close, the rental market sleeps until Easter. A property that spends ten months waiting for summer is not a home — and as an investment, it is a bet on six weeks of weather.
Gdańsk: the metropolis on the sea
Gdańsk is the counter-argument: a thousand-year-old Hanseatic city with a philharmonic, universities, a working port — and an airport with 60+ direct routes, 25 minutes from the beach. A summer place here stays alive in January.
Then the numbers: average prices run around €3,200 per square metre — metropolitan seafront at a fraction of Munich (~€8,400) or Vienna (~€7,800). And Poland is the EU’s fastest-growing large economy.
Sopot: the grand seaside resort
Next door sits Sopot — the Baltic’s grand resort since the 19th century, with Europe’s longest wooden pier, the Grand Hotel and villas under pines. Tennis has been played on its red clay for over a century. Sopot is the coast’s premium address (~€6,600/m²) — small, coveted, never out of fashion.
A lakeside house: Kashubian Switzerland
Half an hour behind the city, Kashubian Switzerland begins: a hundred lakes, beech forests, rolling hills. If a lakeside house is the dream, it lives here — with the metropolis and the beach still in reach. A rare combination: a lake outside the window, an airport 45 minutes away.
