A KEY to the BalticTHE SALT of a life well-lived

A seaside metropolis on the Polish Baltic coast — in the EU's fastest-growing economy, at a fraction of Munich or Amsterdam prices. Boutique service, in English, built for buying from abroad.

THE SECOND HOME PATH

A second home that’s a city, not a resort.

Resort towns die in September. Gdańsk doesn’t: philharmonic, universities, a working port and an airport with 60+ direct routes — 25 minutes from the beach. Your summer place stays alive in January.

Next door, Sopot has been the Baltic’s grand resort since the 19th century — Europe’s longest wooden pier, the Grand Hotel, pine-shaded villas. Two hundred years of summers.

  • Leave-your-bag-at-the-café safe: one of Europe’s lowest crime rates
  • 30 km of white-sand beaches from the Old Town to Sopot
  • A liquid rental market if you want the apartment to work while you’re away
  • Buy fully remotely: live video viewings, and we run the rest end-to-end in English

THE RELOCATION PATH

Move where the growth is.

Poland grew 3.6% in 2025, 3.5% forecast for 2026. Against Germany ~30%, the Netherlands 25.8%, Austria 23% corporate tax, Poland offers 9% for small business and the „Estonian CIT” — 0% on reinvested profits. Founders do the maths quickly.

Day to day: excellent private healthcare at Central-European prices, international schools across the Tricity, and a cost of living that turns a Western salary into headroom.

Direct flights from Amsterdam, Munich, Frankfurt, Copenhagen and 60+ European destinations.

  • EU/EEA citizens: no permits, no restrictions — you buy like a local
  • Settling in is paperwork, not a battle: EU residence registration + PESEL number
  • GDN airport: 60+ direct European connections, 25 min from the centre
  • Everything with us runs in English — end to end; for the final deed we can add a sworn translator at the notary if needed
Already working in the Tricity?Nordea, IT, shared services — if you rent here on an expat contract, owning is often cheaper than you think. We run the whole process between your meetings, in English.

Life by the sea

People come for the view. They stay for the Mondays.

The view sells itself. What decides whether someone stays is an ordinary week: what lies on the way to work, where you run, what a Sunday afternoon looks like when it rains.

Summers hold at 22–26 °C — seaside weather without the heatwaves, and the water is warm from July. Gdańsk airport is 25 minutes from the centre, with 60+ direct European connections.

07:10The beach before work. From Brzeźno or Przymorze, getting onto the sand takes less time than queuing for coffee. At that hour there is a dog, a gull and nobody else.
17:40Forest instead of a gym.The Tricity Landscape Park starts a few tram stops from the sea: beech ravines, climbs and a hundred kilometres of trails.
20:30The pier at the end of the day.Thirty kilometres of beach inside the city limits. Sunset here is not an event — it is a time of day.

05 — How buying works

From a video call to your keys — five steps.

A video call

Budget, districts, what a good week here looks like for you. English or German, no obligations.

A curated shortlist

A handful of addresses that actually fit — each with a live video viewing, not a slideshow.

One weekend here — or none

We plan a single visit end-to-end. Or we arrange the entire purchase remotely — no flight needed.

A safe closing

Notary, sworn translator, lawyer, funds flow — coordinated by us, explained in plain English.

Keys & beyond

Utilities, furnishing, rental if you want it. You land in a working home, not a to-do list.

0%buyer’s agency fee

Our commission is paid by the seller — buyers pay us nothing. Beyond the price, budget roughly 3% all-in (2% transaction tax on resale, plus notary). One honest note: Polish banks rarely finance non-residents without local income — plan a cash purchase.

The viewing weekend

One visit, planned to the hour.

Step three of our process, in detail. You fly in once — everything else is our job.

Plan your weekend →
Arrival

We pick you up at the airport.

Transfer and accommodation are arranged before you land — you step off the plane into a finished plan.

The homes

Your finalists, back to back.

Two or three apartments you already know from the live video viewings — now with your own eyes, on a route that makes sense.

The everyday test

You buy a daily life, not just a floor plan.

We walk each neighbourhood the way you would live it: the morning way to the beach, the nearest cafés and restaurants, doctors and clinics, groceries.

Your afternoon

Built around what you love.

The golf courses of Kashubia, the century-old clay courts of Sopot and Gdynia — or an afternoon in the marina by the Old Town.

The evening

Dinner is booked.

The right tables, reserved — from Old-Town bistros to the city’s best kitchens.

Departure

We drive you back — with the full file.

Every document, description and number for the homes you saw, ready to read calmly at home. And if the right one was there: the preliminary agreement can be signed the same weekend.

08 — Questions we hear

Asked and answered.

Can I buy property in Poland as a foreigner — without a permit?

Yes. EU/EEA and Swiss citizens buy Polish property with no permits and no restrictions — identical footing to Polish citizens. (Non-EU buyers need a Ministry of Interior permit in the coastal zone — we assist with that too.)

Can I buy without visiting Poland?

Yes. Live video viewings and a fully remote closing are both possible — the entire purchase can complete without a single flight, and we’ll walk you through exactly how on a call. Most clients still come once; we plan that weekend end-to-end.

What will the purchase cost me beyond the price?

Roughly 3% all-in: 2% civil transaction tax (resale; new builds have VAT in the price), notary and land-register fees — and 0% agency fee, because the seller pays us.

Can I get a Polish mortgage as a foreigner?

Honestly: hard without Polish residence and income. Rates run ~6–8% and banks want local ties. Plan a cash purchase; where a mortgage is realistic, we’ll say so — not the other way round.

What about renting it out while I’m away?

Gdańsk and Sopot carry strong year-round and seasonal demand. Every listing comes with an investment analysis, and we’ll connect you with vetted local management.

Is it actually safe?

Poland ranks among the 30 safest countries globally (Numbeo 2026); homicide rates are among Europe’s lowest. The “walk home at midnight” feeling is the norm here, not the exception.
